South Pointe Homeowners Modification / Work Request Form
To get a “Permit” for modification of Lots, Property or Common Elements, complete and submit this form to the HOA Board. The completed, approved and signed form will be considered your “Permit” as required by the Permanent Rules. Applications must be reasonably specific in relation to the action sought, including a scale drawing for improvements exterior to a Dwelling.
According to the Permanent Rules, modification / work requiring a Permit “includes, but is not limited to, such things as major repairs to or renovation of exterior elements of homes—decks, porches, patios, etc.—or modification, removal, addition, or significant maintenance of Common Elements by homeowners or Committees—Trees, Shrubs, Front Gardens, Pond, etc.” Some modifications may also require a permit from South Burlington. This is a quick how-to guide for permitting of patios/decks for single & two-family homes. For multi-family and commercial properties, please contact the Administrative Officer at planning@southburlingtonvt.gov or (802) 846-4106.
What kind of approval do I need, if any?
• A patio sits directly/flush on the ground. A deck is raised, on supports. A porch is covered or enclosed.
• For a patio: Is the patio placed directly/flush on the ground? No permit required, but overall lot coverage must not be exceeded [see below]
• For a deck/porch: Is the project only a repair / renovation to an existing one with no change in footprint? No permit required
• For a deck/porch: Is this a new deck, an expansion to an existing deck/porch, a full Replacement, or an enclosure of a porch? A zoning permit is required.

What kind of approval do I need, if any?
• In many instances, interior renovations will require a Building Permit from the Fire Marshal’s office. Please contact them at (802) 846-4134.
• Replacement/ installation of appliances and vents, electrical, water sewer, A/C or heat pump units, carpeting, furniture, etc.: No Zoning Permit required
• Interior remodels, finishing basements, replacement of windows, roofs, siding: Zoning Permit if total project cost exceeds $5,000
• Any project that includes adding a bedroom(s) may require a zoning permit. Please contact the Planning & Zoning office (contact info above)
